What It Costs to Sell a Home in North Carolina

A breakdown of the typical seller costs — commissions, excise tax, attorney fees and prorations — with an estimator.

Knowing your costs early helps you choose a price and plan your next purchase.

Typical seller costs

  • Agent compensation, as set in your listing agreement and any offer
  • NC excise (revenue stamp) tax: $1 per $500 of the sale price
  • Attorney fee for preparing the deed
  • Mortgage payoff, including interest through the payoff date
  • Prorated property taxes and HOA dues
  • Repairs or credits agreed during due diligence

Run the numbers

The calculator starts with 3% seller-side and 3% buyer-side compensation, for 6% total. You can change any figure. These are only estimates; your attorney's settlement statement gives the real numbers.
