Preparation should be done in the order that protects your price.
1. Function first
- Fix leaks, moisture issues and anything a home inspector will flag
- Service the HVAC and replace filters
- Consider a pre-listing inspection to find surprises early
2. Light and space
- Remove a third of the furniture and personal items
- Replace dim or mismatched bulbs
- Clean windows inside and out
3. Finishes
- Neutral paint where walls are scuffed or bold
- Fresh mulch and trimmed shrubs
- Pressure-wash porches, decks and walks
Skip big remodels unless the numbers clearly support them. Buyers usually pay more for good condition than for a new kitchen.
