Once due diligence ends, the work shifts to your lender and closing attorney.
The final weeks
- Loan approval. Avoid new credit, large purchases or job changes until after closing.
- Homeowners insurance. Bind a policy and send it to your lender. Ask about flood coverage even outside mapped flood zones.
- Utilities. Schedule transfers for water, power, internet and trash. In Chapel Hill and Carrboro, water and sewer service comes from OWASA.
- Final walk-through. Usually within a day of closing, to confirm the home's condition and any agreed repairs.
Closing in North Carolina
An attorney conducts the closing. You will review and sign the Closing Disclosure, the deed of trust and the note, and bring a cashier's check or wire. Always call your attorney's office at a known number to confirm wiring instructions — wire fraud targeting homebuyers is common.
Keys are usually handed over once the deed is recorded, often the same day.
