Chapel Hill Homebuying FAQ

Short answers to the questions Triangle buyers ask most often, from closing costs to buying from out of state.

How much are closing costs for buyers?

Typically about two to four percent of the price, depending on the loan, prepaid taxes and insurance. Your lender's Loan Estimate gives the specifics.

Can I buy without being in town?

Yes. Video tours, electronic signatures and remote closings make it possible. Most buyers still visit at least once before or during due diligence.

Are property taxes different across the Triangle?

Yes. Rates vary by county and by town. Some homes also pay a special district tax. Check the county tax office for current rates.

How do I find out which school a home is assigned to?

Use the school district's official address lookup tool. Assignments can change, so check again before you commit.

Is a home inspection required?

No, but it is strongly recommended. It is your main source of information during due diligence.
